How to make your property more appealing before selling?


Making your property more appealing is imperative when trying to sell your home. General advice from all estate agents is that you should make sure your home is in the most presentable condition for a quick sale. However, if you want your home to stand head and shoulders above the rest then you should consider injecting some cash into your property for home improvements.

But before you start splashing the cash on an extension or new kitchen, make sure you do your homework. Home improvements can often be expensive additions so there is little point spending thousands on a glamorous new kitchen when a major plus point of your area would be an extra room or an extension.  For example, urban house hunters may be on the look out for space; whether it is in the form of a loft conversion or an extension or if you have a garden, just a little patch of greenery to call their own whereas rural house hunters will be surrounded by wide open spaces and may be more interested the creature comforts offered by a luxury kitchen or bathroom.  

Contact several local estate agents. They view and market homes every day, if anyone has a good idea of what a potential buyer in your area is looking for, it them. Most estate agents will be happy to help.

-       Before making large and expensive home improvements, always do your homework. Speak to local estate agents to see what  they would recommend before starting.

-       Don’t break the bank but do the job properly – you’re trying to make money on your property so don’t spend a lot of your budget on things you can do without, however don’t cut corners because that will serve to devalue your house rather than benefit.

-       Declutter and tidy up –don’t throw a lot of money at your property if your property doesn't require it. Knick knacks and a homely cluttered look rarely appeal when trying to sell your home so always clear out any rubbish and clutter.

-       Redecorate – a lick of paint or a splash of colour can make all the difference in making your home look well cared for and well loved.
