A Charge Certificate applies when a property is registered with the HM Land Registery. A Charge Certificate will prove or transfer ownership of land. The Land Registry issues a Charge Certificate to the mortgagee of the property who has registered title. If there is no mortgage on the property, the Land Registry issues a Land Certificate to the registered proprietor.
The Charge Certificate contains three parts,
- charges register
- property register, and
- proprietorship register.
It will also have details of restrictions, mortgages and other interests on the land.
